Updates


Timing

Weather permitting, we will be starting this project Monday, September 19th and should finish, again, weather permitting, Friday, September 30th.

On the 19th, we will begin with buildings 1-3. Once these buildings are complete, we will move through the rest of the buildings 2 at a time. Each building will take 1-2 days to complete. Please reference the site map below.

All excess materials will be scheduled for removal soon after project completion.

What to Expect

Vehicles

VERY IMPORTANT: Have you vehicles off the driveway and moved away from your garage by 6:30am on the day(s) listed above until your building is complete to prevent damage.


Preventative Action

  • Remove Patio furniture, grill, and property from desks/patios as well as fragile items from walls, as these may incur damage during work. Contractor is NOT liable for such damages.
  • All pet waste needs to be removed before the project starts. Messes as a result are not the responsibility of the contractor.
  • While working on your home, please close your window coverings. This will help avoid any accidental embarrassments as the workers go up and down the ladders to access the roofs. 


Landscaping

If there are any special or delicate plants or shrubs, please notify us of them before the job starts and we will protect them as best as possible.


Clean Up

One of the most important aspects of a project is keeping your home clean during the job. Here is ow we strive to do this every day...

  • Clean your site during the day and at the end of the day.
  • Clean your lawn and site with our magnetic 'nail-finder' to reduce the chance of any nails being left in your lawn.
  • Keep our tools and materials neatly organized and out of the way.


Satellite Dish

All Satellite dishes will be removed and discarded unless you notify us to re-mount the dish. Homeowner is responsible for contacting their provider to calibrate the signal once the dish is re-mounted.

NOTE: IF WE ARE NOT NOTIFIED AND DISCARD AN IN-USE DISH, IT IS YOUR RESPONSIBILITY TO CONTACT YOUR PROVIDER FOR A NEW ONE


Dump Trailers

These are for construction debris only. Any garbage not classified as construction debris will be life on the grass for the HOA to discard. We get charged for any non-construction related debris that is dumped. Please be courteous to this as we do not want to have trash left on the grass.


Leftover Material

As the project progresses, leftover material will be left a the end of your driveway for a moment. Please understand as we go, we will have the material picked up by our supplier or moved to another building. if this impede your ability to access your unit, please advise your Project Lead Cole Quinnell or Project Supervisor Luke Myhre.


Conditions Beyond Our Control

Please be aware that despite our best efforts the following may occur during improvement projects, and are not the responsibility of the contractor:

  • Existing structural problems: Such as loose or cracked plaster and drywall, sagging rafters, nail-pops, bowed walls, previously rotted or damaged materials, etc.
  • Scheduling difficulties: We do our best to stay on schedule, but mother nature and other emergencies can lead to delays. We will do our best to limit delays. The entire roof replacement project is expected to take 1-2 days to complete.


Additional Information

There will be disruptions and required accommodations to be made by residents. We appreciate your patience throughout the project and your understanding as we work through repairs.

As with any large construction project, some issues are anticipated. Please report them to us as soon as possible so we can address accordingly.

Cole Quinnell will be your Project Manager and Project Lead. Luke will be your project Supervisor and Christian your Crew Lead. They will both be on site daily.

Note: All work being performed is to meet current code requirements.
