Siding repairs, per the insurance claim scope, are scheduled to begin Thur., 12/2/21 or Fri. 12/3/21 with all items expected to be completed within a couple of days.
Please remember not all units will receive service and only select areas are included in the scope. (Some items include fascia replacement on select locations, window/door wraps on select locations and garage door wraps on select units).
Attached is a start notice with additional details.

We have finished up all of the roof and gutter work throughout the community. We will be moving onto the siding work (window and garage door wraps on select areas on select units only) in the coming weeks (expect to get started before Nov. 29th).

We're working on gutters today and will continue to do so throughout the week. We had a bit of a delay as a result of the rain last week. You may see us jump around from unit to unit and come back to your building to complete the work so don't be alarmed if you see work completed in the front and not rear, etc. We will also remove debris as needed before installation of the gutter guards.
Thank you for your patience. Once the gutter work is completed we will work on getting the siding repairs done (on select units only).

The project is coming along! The following buildings roof work is complete:

Building 5133-5135 (will finish up today)

The remaining building (#5) is scheduled to start tomorrow, however with the weather in store it's likely it will be postponed until Thursday.
Final Building (#5) 5153-5157 should finish up Friday.
The heat cables will be re-installed this week as well, with gutter work tentatively scheduled to start next week.

Buildings 5102-5106, 5112-5120 and 5132-5134 are completed with building 5126-5128 finishing up today and hopefully building 5125-5129 will finish up tomorrow, if not Saturday at the latest.
5105-5109 will be started tomorrow.
Materials will be boomed up onto the roof for buildings 5105-5109 and 5125-5129 tomorrow as well.

Timing
In the coming weeks, tentatively Oct. 4th, we will be starting the insurance claim repairs throughout the Stoney Bridge Court Townhome Association. The scope of work includes replacement of all roofs within the association in addition to some gutter work and other minor repairs per the insurance claim scope.
We expect each building to take approx. 2-3 days to complete, weather pending.
The entire roofing portion of the project is projected to take approx. 2-3 weeks to complete, weather pending. Gutter and misc. work to follow roof replacements.
We will have multiple crews working onsite throughout the project. Enclosed is a map for reference with a building schedule (1, 2, 3, etc.). We will start with two crews, working on buildings labeled 1, then will move to buildings 2, then 3 and so on and so forth. We will start working around 7:00am each day until as late as dusk. We will also be working on Saturdays to keep things moving along, however will NOT be onsite on Sundays.
There will be disruptions and required accommodations to be made by residents. We appreciate your patience throughout the project and your understanding as we work through repairs.
As with any large construction project, some issues are anticipated. Please report them to us as soon as possible so we can address accordingly.

Vehicles
VERY IMPORTANT: Have your vehicles off the driveway and moved away from your garage by 7:00 A.M. on the day(s) listed above to prevent damage to vehicles.
Home Interior
- Check, and/or remove paintings, antiques, photos, mirrors, etc. from walls, as these may incur damage if they fall due to the walls vibrating during work.
- While we are working on your home, please close your window coverings during the day. This will help avoid any accidental embarrassments as the workers go up and down ladders to access the roof.
Landscaping
If there are any special or delicate plant or shrubs, please notify us of them before the job starts and we will protect them as best as possible.
Clean Up
One of the most important aspects of a project is keeping your home clean during the job. Here is how we strive to do this every day...
- Clean your site during the day and at the end of the day.
- lean your lawn and site with our magnetic “nail-finder” to reduce chance of any nails being left in your lawn.
- Keep our tools and materials neatly organized and out of the way.
Satellite Dish
Homeowners who have satellite dishes will be without service during the re-roofing of your building. Capital Construction will reset the dish to the best of their ability, however if you experience issues please contact Capital Construction to report them as well as notify your service provider to schedule a service call for recalibration.
If you DO NOT want your satellite dish re-installed once the roof replacement is completed, please contact Josie Flicek by September 30th at (952) 222-4004 or at josie@capitalmn.com to let her know so it can be properly disposed of.
Conditions Beyond Our Control
Please be aware that despite our best efforts the following may occur during improvement projects, and are not the responsibility of the contractor:
- Existing structural problems: Such as loose or cracked plaster and drywall, sagging rafters, nail-pops, bowed walls, previously rotted or damaged materials, etc.
- Scheduling difficulties: We do our best to stay on schedule, but mother nature and other emergencies can lead to delays. We will do our best to limit delays. The entire roof replacement project is expected to take approx. 2 days to complete.
