05/04

We've wrapped up the roofing project for all buildings/homes within the Glynwater South community.

Thank you again for your support throughout the project!


05/03

We're now on our final buildings and expect to wrap this project up by the end of day tomorrow, with excess materials, etc. being removed Thursday.

Currently we're working on buildings 16 and 17 which should finish by midday today. Buildings 18, 19 and 20 have all been started as well.

We've enjoyed working with you all during this project and thank you for your patience during construction!


04/28

Due to weather today and throughout the weekend we will postpone any roof work until Monday morning.

We've completed buildings 1-12 and have begun work on buildings 13-16.

It was a pleasure meeting many of you at the lunch event yesterday, thank you for coming!

Buildings 1-11 are complete bringing us past the 1/2 mark!

Building 12 is a little over halfway and buildings 13 and 14 are underway as well. We expect to get started on buildings 15 and 16 today, weather permitting.


04/25

The roofing project is underway and we're making some good progress this week now that the weather is cooperating!

We've finished buildings 1-6 as well as building 8. Building 9 is well underway and should wrap up before the end of the day today. Buildings 7, 10 and 11 are in progress as well. We expect buildings 7 and 10 to wrap up tomorrow bringing us to partial project completion!

As a reminder, our appreciation lunch will be served tomorrow from 11:30-1:00. We hope to see you there!

04/24

Buildings 1-4 are now complete. Buildings 5 and 6 are about 50% complete and buildings 7 and 8 started this morning.

Buildings 9 and 10 will be started tomorrow.


04/21

The weather conditions didn't improve as we anticipated and have caused a call off roofing for today. We will resume tomorrow at 7:00 am and work until dusk, weather permitting. We will also plan to work Sunday 7:00 am to dust, weather permitting. 

If plans change, we will provide an update.

04/20

Buildings 3 and 4 are complete. 1 and 2 are 70% complete.

Buildings 5, 6, 7, and 8 are posted with start notice information for a start on Friday, weather permitting. If we see 4hrs of rain free weather we will begin to work.


04/19

2:00 PM: With the break in weather we decided to get some work done between rainfall and will be working until weather prevents us from moving forward. We will NOT open up any additional areas we CANNOT get completed/weather tight before rainfall this evening.

We apologize for the short notice, but with weather like this we need to take advantage of what time we have to move the project forward. Thank you for your patience and cooperation as we navigate this project and for your understanding as changes arise.


8:00 AM: Due to weather, we will not be working on the roofs today. As soon as weather permits we will resume, likely Friday.


04/17

Due to weather conditions, we've delayed the start of the roof replacement project on the first 4 buildings and will plan on starting tomorrow at 7:00am instead. The boom delivery for materials will also be delayed until tomorrow.

Trailers may still be delivered and staged throughout the community today.



Project Details

In the coming weeks Capital Construction will be assisting with roof replacements throughout the community.

We expect to begin the project, weather permitting, on Monday, April 17th.


Map and Building Order


We will have 4 crews working onsite and estimate each building to take approx. 2-3 days to complete, weather permitting. The entire project should wrap up in about 3 weeks, weather permitting.

Working hours are Monday-Saturday, 7:00AM-dusk. Sundays, only if pre-approved by Management/Association.


Please look over the attached documents regarding pre-project measures which should be taken, information on what to expect throughout the project, and a map of the building order in which the roof replacements will be completed.

What To Expect

There will be disruptions and required accommodations to be made by residents. We appreciate your patience throughout the project and your understanding as we work through repairs. 

As with any large construction project, some issues are anticipated. Please report them to us as soon as possible so we can address accordingly. 

What To Expect Printable

Vehicles

Our main location for the debris trailers and Equipters is next to the garage door. This will limit access to/from the garage while crews are working. We can help you in and out, but the best option for protecting your car (if you need it during the day) is to park on the street or adjacent parking lot before we start work for the day. We work hard to keep the site clean but can’t do a thorough sweep for nails during the workday. Protect your tires!

VERY IMPORTANT: Have your vehicles off the driveway and moved away from your garage by 7:00 A.M. on the day(s) listed above to prevent damage to vehicles.


Home Interior

  • Remove patio furniture, grills, and property from decks/patios. Check, and/or remove paintings, antiques, photos, mirrors, etc. from walls, as these may incur damage if they fall due to the walls vibrating during work.
  • All pet waste needs to be removed before the project starts. 
  • While we are working on your home, please close your window coverings during the day. This will help avoid any accidental embarrassments as the workers go up and down ladders to access the roof.


Driveways

With dump trailers and heavy loads of debris being removed from the driveways, it's inevitable there will be tire marks left on driveways as a result. These marks should fade overtime. However, please understand this is out of our control and unavoidable. 


Clean Up

One of the most important aspects of a project is keeping your home clean during the job. Here is how we strive to do this every day...

  • Clean your site during the day and at the end of the day.
  • Clean your lawn and site with our magnetic “nail-finder” to reduce chance of any nails being left in your lawn.
  • Keep our tools and materials neatly organized and out of the way.


Conditions Beyond Our Control

Please be aware that despite our best efforts the following may occur during improvement projects, and are not the responsibility of the contractor:

  • Existing structural problems: Such as loose or cracked plaster and drywall, sagging rafters, nail-pops, bowed walls, previously rotted or damaged materials, etc.
  • Scheduling difficulties: We do our best to stay on schedule, but mother nature and other emergencies can lead to delays. We will do our best to limit delays. The entire roof replacement on your building is expected to take approximately 2-3 days to complete.
