Friday 6/23

All roofing and roof metal work is complete! No additional work is scheduled to take place.


Thursday 6/15

We've finished up with all 3 building roof replacements! We only have the metal parapet wall flashing left to complete on the 4th building which we expect to get to next week.

Friday 6/9

We're about wrapped up with building 1 and well on our way on building 2 roof replacements. In an effort to continue forward progress, we will have crews working on Saturday and Sunday this weekend, weather permitting. They will start around 7:00am and will leave by dusk.

Wednesday 6/7

We're moving along on the 1st building's roof replacement a bit slower than anticipated due to expected rain yesterday and today, however we're about 1/2 way done with the roofing on this building.

We appreciate your patience throughout the project and will keep you posted as we progress!

Please look over the attached documents regarding pre-project measures which should be taken, information on what to expect throughout the project, and a map of the building order in which the roof replacements will be completed.

Timing

Capital Construction will be assisting with insurance claim approved roof replacements throughout the community. This includes all 4 buildings.

On Monday, June 5th, we will start on building 4325, then move to 4319, then 4315 and finish with the metal work on building 4309. 

Each building will take approximately 2-3 days to complete.

What To Expect

There will be disruptions and required accommodations to be made by residents.  We appreciate your patience throughout the project and your understanding as we work through repairs. 

As with any large construction project, some issues are anticipated. Please report them to us as soon as possible so we can address accordingly. 

What to Expect


Vehicles

VERY IMPORTANT: Access to and from your alley, including inlets between buildings, will be impacted throughout this project and parking and driving through the alley will NOT be allowed during construction. We need access for our equipment and crews.


Ensure a Problem Free Roof

  • Please try to clean up pet waste which may have been missed over the winter to avoid tracking the waste around the property.
  • While work is taking place on your home, we ask that you please close your window coverings. This will help you avoid any accidental embarrassments as the workers access the roofs to complete the work.


Clean Up

One of the most important aspects of a project is keeping your home clean during the job. Here is how we strive to do this every day...

  • Clean your site during the day and at the end of the day.
  • Clean your lawn and site with our magnetic “nail-finder” to reduce chance of any nails being left in your lawn.
  • Keep our tools and materials neatly organized and out of the way.

Conditions Beyond Our Control

Please be aware that despite our best efforts the following may occur during improvement projects, and are not the responsibility of the contractor:

  • Existing structural problems: Such as loose or cracked plaster and drywall, sagging rafters, nail-pops, bowed walls, previously rotted or damaged materials, any existing structural issues etc.
  • Scheduling difficulties: We do our best to stay on schedule, but mother nature and other emergencies can lead to delays. We will do our best to limit delays. Each building is expected to take approximately 2-3 days to complete.


Be Cautious

Please be cautious when coming in and out of the building as debris could fall or get blown off of the roof.
