Project Updates:

4/23/24-Buildings 1-8, 17, and 19-22 are completed.  Building 10 will wrap up today or tomorrow.  Buildings 9, 11 and 18 are underway and should all wrap up this week, weather permitting.  The rain later this week will likely set us back and postpone progress.  Buildings 12-16 will be the final group to get siding completed.  We've also completed gutter replacements on buildings 1-4 (downspouts on siding replacement elevations have also been replaced, however the remaining downspouts on the sided elevations will be completed after painting is completed).  Buildings 5 and 6 are getting gutters installed currently.

4/22/24-Building 10734 will be postponed and will be rescheduled.  Please keep an eye out for new posting on your garage doors with a new start date.  Sorry for the inconvenience. Building 11, 10739, will be starting tomorrow. 

4/18/24-The rain this week set us back some, however buildings 1-7, and 19-22 are completed.  Building 8, 17 and 18 are underway and should wrap up this week. Gutters and downspouts where NO painting will take place on building 1 are installed as well.  Building 2 is currently getting gutters installed. Siding on buildings 15 will start tomorrow or Sat. and buildings 9, 10 and potentially 11 will start on Monday.  Painting is anticipated to begin the first week of May, weather permitting. 

4/11/24-Gutter Replacement on buildings 1-6 will be starting next week Mon., weather permitting.  We will start with replacement of gutters only on building 1, then move to 2, then 3 and so on and so forth.  Downspouts won't be replaced until painting has been completed, however, so existing downspouts will be attached until then.  Painting is anticipated to begin the first week of May, weather permitting.  Buildings 19 and 22 siding replacements are now complete.  Building 8 started today and building 7 should wrap up today as well.  REMINDER-Please advise children NOT to play under or near construction zones.  There were many children running around working areas and we don't want anyone getting hurt.  Thank you for your assistance.

4/8/24-Due to the change in weather today we will be bringing in some additional crew workers on Wednesday of this week.  We've completed buildings 1-6, 19 and 22 should finish by the end of the day.  We're currently working on building 21 and 20 should start tomorrow.  
The two new crews intend to start on buildings 7 and 8 (equipment was set up today), moving to 9 and 10 upon completion and then up to buildings 11, 12, 13 and 14. We will have the existing crews continue work on buildings underway and move to building 20 upon completion. The last buildings to go will be 15, 16, 17 and 18.

4/5/24-We're making some progress and will be bringing in some additional crew workers on Monday.  Currently we've completed buildings 1-3, 5 and 6, with buildings 4, 19 and 22 underway.  Buildings 4 and 19 should finish today or tomorrow and building 21 will start tomorrow as well.

4/2/24-We can't seem to catch a break with intermittent weather, therefore we're moving slower than anticipated.  We will be bringing in additional crews to move us forward quicker and get through the project.  This will take place next week sometime, likely mid week.  As we've done in the past, each unit will continue to get a posting with start information, dates and details.  Currently, buildings 1-3 are complete.  Building 4 should finish this week and buildings 5, 6 and 19 are all well underway.  Thanks for your patience!

3/29/24-The weather we had this week slowed us down a bit.   Building 4 is still underway, with the crew finishing up the side and moving onto tear off on the rear of the building. Buildings 5 and 6 have both  been started and have completed the tear off on both building sides. Building 6 has the board and batten installed on the upper half and building 5 has completed siding removal on the side of the building and is house wrapped.  We will continue working on these buildings and post for the next buildings as we near completion of those underway.

3/26/24-The recent weather has caused some delay.  We've wrapped up with siding on building 2, building 3 should finish up tomorrow and buildings 1 and 4 are underway.  We expect building 1 to finish up this week. We're planning to start buildings 5 and 6 tomorrow with building 19 expected to start tomorrow or Thurs. Thanks for your patience.

3/20/24-We're moving through the siding replacements as planned. Building 1 is 50% complete, Building 2 and 3 are underway with 1 elevation on each Building complete, Building 4 is underway as well with existing siding getting torn off.  We will continue work on these buildings throughout the remainder  of the week, including Sat., as weather permits.  We are expecting snow late this week and into next week so delays should be anticipated if the forecast holds true.

Project Details

In the coming weeks Capital Construction will be assisting with siding replacements throughout the community.  

We are scheduled to start Monday, March 18th, weather permitting. 


Please look over the attached documents regarding pre-project measures which should be taken, information on what to expect throughout the project, and a map of the building order in which the roof replacements will be completed.

Building 1 will be starting Monday, March 18th, weather permitting. There will be 1 crew working on each building. The siding replacements are projected to take approx. 3 days/building on average (weather permitting) to complete with painting to follow as weather permits. Material deliveries will start the week of March 11th and materials will be delivered into the guest parking areas near each building group/pod. Additional deliveries will be taking place as the projects progresses.  We will post notices to each garage door at least 1 day prior to siding replacements starting. There will be 1-2 portable restrooms on-site as will as dump trailers and potentially 2 Equipters and a lift. 

Working hours are Monday-Saturday, 7:00AM-dusk. Sundays, only if pre-approved by management/association.

What to Expect

There will be disruptions and required accommodations to be made by residents. We appreciate your patience throughout the project and your understanding as we work through repairs.

As with any large construction project, some issues are anticipated. Please report them to us as soon as possible so we can address accordingly.

Vehicles

VERY IMPORTANT: Have your vehicles off the driveway and moved away from your garage by 7:00AM on the days work is taking place on your building until your building is complete to prevent damage. In addition, visitor parking areas cannot be used while working on surrounding buildings as these will be used for staging materials, etc. Working hours: Monday-Saturday 7:00AM-dusk. 


Ensure a Problem Free Project

Please take preventative action around your home...

  • Remove patio furniture, grills and property from decks/patios as will as fragile items from walls, as these may incur damage during work. Contractor is NOT liable for such damages. Please also remove valuables from walls within the home to prevent damage from vibrations.
  • All pet waste needs to be removed before the project starts. Messes as a result are not the responsibility of the contractor. 
  • While working on your home, please close your window coverings. This will help avid any accidental embarrassments as the workers go up and down ladders to access the roof. 


Landscaping

If there are any special or delicate plant or shrubs, please notify us of then before the job starts and we will protect then as best as possible. 


Clean Up

One of the most important aspects of a project is keeping your home clean during the job. Here is how we strive to do this every day...

  • Clean your site during the day and at the end of the day.
  • Clean your lawn and site with our magnetic “nail-finder” to reduce chance of any nails being left in your lawn.
  • Keep our tools and materials neatly organized and out of the way.


Conditions Beyond Our Control

Please be aware that despite our best efforts the following may occur during improvement projects, and are not the responsibility of the contractor:

  • Existing structural problems: Such as loose or cracked plaster and drywall, sagging rafters, nail-pops, bowed walls, previously rotted or damaged materials, etc.
  • Scheduling difficulties: We do our best to stay on schedule, but mother nature and other emergencies can lead to delays. We will do our best to limit delays. 


Satellite Dish Notice

Homeowners who have satellite dishes on siding elevations being replaced may be without service during work on your building. Capital Construction will reset the dish to the best of their ability, however if you experience issues please notify your service provider to schedule a service call for recalibration.

If you DO NOT want your satellite dish re-installed, please contact Josie Flicek before the start of your building by calling 952.222.4004 or emailing josie.f@capitalmn.com so it can be properly disposed of.
